Affordable, Reliable Roofing for Austin Homes and Businesses

Austin had 961,855 residents at the 2020 census, and the 2025 estimate puts it at 1,002,632. In a city that size, many older houses have not stayed the size they were built. A back bedroom gets added one decade, a kitchen is bumped out the next, a carport becomes a den, a second story goes on top. Each change was its own project, often by a different builder, with the materials of its day.

The result is a roof made of several roofs. The broad slopes usually hold up. The trouble is at the joins: where a low addition runs under the eave of the original house, where a new roof butts against an old wall, where two rooflines form a valley nobody planned. That is where most leaks on remodelled Austin homes start, and it is where we look first.

Many of those same houses sit under large, mature trees, and the City of Austin regulates work on many of them. From its base in Lyons, Espinoza's Roofing serves Austin, its neighboring communities and the rest of Central Texas. Start with a free estimate request, or phone (979) 739-2423.

What We Do

Roofing Services We Offer in Austin, TX

This is the roofing work we do across Austin, with added-onto houses in mind. Full details for each service are on our services page.

Affordable Roof Repair in Austin

On an extended house, a leak usually traces back to one junction. A low-slope roof over a rear addition may have been shingled even though it is too flat to shed water well. A roof that meets a wall may rely on a bead of caulk where step flashing and counter-flashing belong. A valley formed between the original roof and a later wing may be carrying more water than it was built for. Fixing that one detail properly is a repair, and on a roof with life left in it, the sensible one. See leak repair.

Cost-Conscious Roof Replacement

When a replacement is due, a house built in stages needs a proposal that treats each section on its own terms. The steep original slopes, a shallow addition that may need a low-slope system instead of shingles, and every junction between them should each be named, with the flashing method stated. We also list tear-off, decking, underlayment, ventilation, cleanup and any manufacturer warranty. More on roof replacement.

Storm Damage Roofing and Emergency Repairs

Severe thunderstorms, including supercells, can strike Austin several times a year and bring hail and damaging wind. If a storm or a falling limb opens your roof, we first cover it to keep water out. A full inspection follows, with photographs pinned to locations on the roof and a written outline of the repair or replacement. Should you file, you are the one who submits that package and runs the claim. Leak active now? Dial (979) 739-2423. See storm damage roofing.

Residential and Commercial Roofing

Austin's building stock runs from older central homes to newer suburban houses, plus a large commercial base. Many shops, offices and small commercial buildings have low-slope roofs that need a different approach from a pitched shingle roof, and the same care at every point where a roof meets a wall or a newer section. We work on both. See shingle roofing and metal roofing.

Value, Not Just Price

What Makes a Roofing Contractor Affordable Without Cutting Corners?

With an added-onto house, the costly mistake is treating the whole roof as one surface. A contractor who prices it as a single block, at one rate per square, may be averaging very different work together, and that average hides which part is actually failing. Finding the one junction that leaks, and fixing it well, is often the cheapest honest answer.

Affordable roofing here means diagnosing before pricing, and paying only for the sections that genuinely need work.

Clear, Written Roofing Estimates

Our written estimates break the roof into sections: the original slopes, each addition, any low-slope area, and each junction between them, with photographs. Each item says what we propose, what material we will use and how the flashing will be done. Tear-off, disposal, the per-sheet price for replacement decking and any exclusions are stated plainly.

That breakdown also lets you phase the work if you want to, fixing the failing junction now and planning the rest later.

Repair-First Recommendations When Appropriate

If the original roof is sound and the leak is at the seam with the kitchen addition, you need that seam rebuilt, not a whole new roof. We will say so and price the repair.

Sometimes the answer goes the other way. If the shingles are worn out across every section, or several junctions are failing at once, replacing the roof and rebuilding each transition at the same time is usually better value than chasing one leak after another. The photographs will show you why.

Roofing Materials for Different Budgets

Asphalt shingles are the budget choice for pitched sections, in three-tab, architectural or impact-resistant form. Metal suits some Austin homes and some additions well. Low-slope sections usually need a membrane or other system made for shallow pitch, and paying for the right material there is what stops the leak coming back.

Understanding Your Quote

Roofing Costs in Austin: What Affects Your Estimate?

Why a house built in stages is priced in stages.

Roofing prices change with material costs, labor and the season, so a figure found online will rarely match your house. What helps is knowing what drives the number.

Roof Size, Pitch, and Accessibility

Roofers price by the square, which is 100 square feet of roof. On an added-onto house, pitch can change several times across one roof, and each change of pitch or material is a junction that takes time to flash. Access matters too. A mature tree over the house can limit where materials are loaded and where debris can drop, which slows the work. We will not cut limbs to make room. Many larger trees in Austin are protected by city ordinance, so any trimming or removal needs to be confirmed with the City of Austin first, and handled by whoever you hire for tree work.

Material and System Selection

Where sections differ, the materials differ. A shallow addition may need a low-slope membrane, while the main roof takes shingles, and the transition between them needs its own flashing detail. Step flashing, counter-flashing, valley metal, underlayment, drip edge and ridge products all add to the total. Heat matters as well: Austin reaches 90°F on 123 days in an average year, 29 of them at 100°F or more, so attic ventilation is part of the scope rather than an extra.

Hidden Damage and Code-Related Requirements

A junction that has leaked slowly for years often hides soft decking, damp framing at the wall, or two layers of roofing on the addition. Much of eastern Austin sits on heavy clay and loam soils, and an addition on its own foundation can move slightly differently from the original house as the ground shrinks and swells, pulling at the flashing between them. Permit rules depend on the work and location, and some older neighborhoods have historic designations, so check with the City of Austin before a replacement.

If we find hidden damage mid-job, work pauses until you have seen the photographs and approved a written price.

How We Work

Why Austin Property Owners Choose Espinoza's Roofing

Home for Espinoza's Roofing is Lyons, and our crews travel to Austin for each job. We have no Austin office and do not claim one. What we bring is a habit of inspecting the junctions on a remodelled roof one by one, and telling you which ones actually need work.

Local Experience in Central Texas

Austin sits on the Colorado River at the foot of the Balcones Escarpment, with rolling hills to the west and flatter ground to the east. Its roofs deal with long, hot summers: the record high is 112°F, reached on September 5, 2000 and again on August 28, 2011. The city averages 34.32 inches of rain a year, spread fairly evenly across the seasons, and an ice storm comes roughly every two years. Winter Storm Uri brought 6.4 inches of snow in February 2021. Heat, ice and wind all look for the weakest junction, which is why we check each one.

Honest Answers on Storm Work and Deductibles

Waiving, paying or absorbing a homeowner's insurance deductible became a criminal offence for Texas contractors in September 2019, and so did advertising it. We do not offer it. Our role is limited to inspection, photographs and a written scope. Filing, and every conversation with the insurer after that, stays with you.

Respectful Cleanup and Communication

Travelling from Lyons, we plan Austin jobs ahead and book them into the week. Let us know about any date you are working to, and we will say up front if that date is realistic. We cover beds, patios and siding, keep debris out of the root zones and gardens under your trees, run magnets across the yard and the curb, and inspect the result alongside you. Everything can be discussed in English or Spanish.

What Happens Next

Our Roofing Process

Junction by junction, from the first look to the last nail sweep.

1. Schedule Your Roof Inspection

Call or send the estimate form, and tell us what you know about the house: roughly when additions were built, where the stains appear, and whether any part of the roof is nearly flat. We inspect each section and every junction, the flashing at walls and chimneys, and the attic where it can be reached. Exterior work does not need you home, but tracing a leak inside does. If a tree overhangs the roof, we note limb contact for you to take up with the City of Austin and your tree professional.

2. Receive a Clear Recommendation and Estimate

You receive photographs of each junction and a plain explanation of what is working and what is not. If one seam is the problem, we say so and price that seam. If the whole roof is due, we explain why. The written estimate is itemized by section, so you can see what each part costs, choose whether to do everything at once or in stages, and settle on your answer without pressure.

3. Complete the Work and Final Walkthrough

Once you approve, we schedule the work and let you know when we will arrive and how long it should take. Any hidden damage is photographed and priced before it is repaired. When we finish, the site is cleared and swept for nails, and we take you round each rebuilt junction in person, or by photograph if you cannot be there.

Service Area

Areas We Serve Near Austin

Austin spreads across parts of Travis, Hays and Williamson counties and straddles the Balcones Fault. Much of the eastern side is flat, with heavy clay and loam soils, while the western side and its suburbs are rolling hills. We serve homes and businesses across the city, east and west, from older central neighborhoods such as Clarksville, the city’s oldest surviving freedomtown, out to the newer suburbs at its edges.

Roofing in West Lake Hills, Sunset Valley and Manor

A few communities bordering Austin get no page of their own here, though we work in them regularly. West Lake Hills lies in the hills west of the city, where homes on sloped, wooded lots can make access and debris a real part of the job, and where tree rules should be checked with the local city before any limb is cut. Sunset Valley is a small city on Austin’s southwest side. Manor lies to the east, on the flatter side of the region. Owners in all three get the same service as in Austin: a section-by-section inspection, photographs of each junction, repairs or replacement as the roof warrants, and a written scope they can keep. Mention the town when you call, since permit and tree rules are set locally and we will want to flag them early.

Roofing Service Throughout Central Texas

To the north, our list includes Cedar Park, Leander, Round Rock and Georgetown, and further up the interstate Temple, Killeen and Waco. To the south we cover New Braunfels. Toward our base in Lyons, we work in Brenham, Caldwell, Bryan, College Station and Navasota. Tell us the address and your deadline, and we will be straight about the schedule.

Questions

Frequently Asked Questions About Affordable Roofing in Austin

Choose one who inspects before pricing and can show you, in photographs, which part of the roof is failing. Get written bids and compare the detail: materials for each section, flashing methods at junctions, tear-off, decking price and cleanup. Be careful with anyone who quotes a whole roof without looking at the joins, wants your signature before you have had time to think, or promises to absorb your deductible.

Usually, when the problem is limited to one area. On an added-onto house that often means one junction, which can be rebuilt without touching the rest of the roof. If shingles are worn out on every section or several seams are failing together, replacing the roof and rebuilding the transitions at once is usually the better value.

Yes, free and without obligation. We check each section of the roof, every junction, the flashing at walls and chimneys, and whatever of the attic is accessible. You get photographs and a written estimate broken down by section, which you can keep and compare with other quotes.

Yes. We cover any opening to keep water out, then go over every section, photograph each damaged spot, and write up what should be repaired or replaced. Should you decide to claim, you send those papers on and take it forward yourself. Texas law keeps those roles apart: a roofing contractor working on a property may not file, negotiate or act for its owner on the claim.

For pitched sections, asphalt shingles are the most economical, three-tab being the lowest-cost grade, architectural and impact-resistant a step up. Metal suits some homes well. Near-flat additions usually need a low-slope system instead of shingles, and choosing the right material there is what keeps the repair from failing again.

Because that seam is where two separate jobs meet. The addition may have a shallower pitch than the original, may rely on caulk instead of step flashing and counter-flashing at a wall, or may create a valley that carries heavy runoff. Leaves from overhanging trees collect in those spots and hold moisture. The fix is usually to rebuild that junction properly, not replace the whole roof. If a tree limb is part of the problem, confirm with the City of Austin before anyone trims it, because many larger trees are protected.

Austin, West Lake Hills, Sunset Valley and Manor, along with Round Rock, Cedar Park, Leander, Georgetown, New Braunfels and the other Central Texas cities on our list, plus the Brazos Valley back toward Lyons. For a town in between, a quick call will tell you when we could fit you in.
